Winter weather causes housing market downturn
In January, Pennsylvania's housing market experienced a notable downturn due to severe winter weather, characterized by significant snowfall and colder temperatures. Home sales plummeted to 4,560, a 45% decrease from December 2025 and nearly 36% lower than January of the previous year, as reported by the Pennsylvania Association of Realtors®. The median sales price also declined to $265,000, an 8.5% drop from December's $289,900 and 3.7% lower than the previous year. Despite a slight increase in listings by over 5% from December to 32,212, the number was still about 3% lower than January 2025.
